Booking Terms & Conditions
Payment
A deposit of 25% of the rental fee is payable if the booking is made more than 60 days before the commencement of the rental. Non-payment of the balance of the rental on or before the due date will be construed as a cancellation of the contract by the client.
For bookings made less than 60 days before the commencement of the rental, the total fee is payable.
Payment of the deposit is deemed as acceptance of our terms and conditions.
Cancellation
Any cancellation made by the client shall be in writing. We operate a strict cancellation policy, any monies paid will not be refunded.
Cancellation insurance is not compulsory but the owner strongly recommends such insurance cover for protection against the cancellation penalty (NFU in Holt will be happy to provide a quotation). The owner will be happy to provide details of insurance companies to suit client’s requirements. All cancellations must be notified by email to the owner.
Personal Property
Guests are responsible for their personal property and belongings. Please make sure they are adequately insured.
Period of Hire
The owner shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out necessary repairs or maintenance.
Arrival / Departure
The owner will meet guests personally at the property at the check in time which is 2pm for The Happy Hedgehog Chalet, 3pm for Two Hoots Chalet and 4pm for The Bees Knees Chalet and 5pm for Dibley Cottage. In the event of any delays in arrival, guests must inform the owner by phone at least 2 hours before their expected arrival to ensure prompt access upon arrival. Check out is by 10am on the day of departure.
Number of Persons Using the Property
The name and number of persons occupying the property must not exceed those specified on the booking contract for the property at any time Two Hoots and The Bees Knees sleep up to 2, The Happy Hedgehog sleeps up to 3 and Dibley Cottage sleeps up to 4 including infants and children.
Complaints
Should there be any cause for complaint during the occupation of the property it must be notified promptly to the owner and in the case of serious problems, confirmed in writing immediately.
Breakages / Damage
The client is legally bound to reimburse the owner for replacement, repair or extra cleaning costs. When booking direct with the owner a refundable damages deposit of £150 is payable for Dibley cottage and £75 for each chalet, at the time of the balance of the cost of the holiday and is held by the owner until satisfactory inspection of the property, then returned to the client within 14 working days after the departure date. When booking with an agency please check the listing terms and conditions. In the event the damages or additional cleaning exceed the damages deposit, guests will be liable for any excess, quotes/receipts can be provided upon request.
Care of the Property
The client shall take all reasonable & proper care of the property and its furniture pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning.
Any furniture or items moved during guests stay, must be returned as found on arrival. Removal of contents is prohibited.
Towels / Bed linen
All bed linen is provided with the beds made up for guests arrival. Tea towels are supplied. However please BRING YOUR OWN BATH & BEACH TOWELS as these are NOT provided. At Dibley Cottage a travel cot is available but please provide cot linen as this is not provided.
Dishwashers
Dishwashers where provided, must be emptied and crockery and cutlery returned to cupboards and drawers as found upon arrival.
Security Responsibilities
Please make ensure properties are left secure when unattended at all times and at departure. All windows and doors must be shut and locked.
Parental Supervision
Toys for various ages are supplied at all properties, these must be used under adult supervision.
Smoking, Vaping, Candles, Bikes & Pets
The owner operates a strict no smoking, no vaping, no candles and no pet / animal policy at all of the properties. No bicycles or e-bikes are permitted at the properties. Please note however that smoking is permitted outside the properties for which an ash trays are provided.
Liability
The owner shall not be liable to the client or third parties for any accident, damage, loss, injury expense or inconvenience which may be suffered, incurred, arise out of or in any way connected with the rental. If the property which the client has booked becomes unavailable or unusable for some reason prior to the date of a booking, the owner’s obligations will be to:
- Reimburse any rental monies paid in full (excluding any third party service charges)
Warranties
The owner does not warrant & is not responsible for the accuracy of any information given verbally or in writing.
Any breach of the above specified conditions or any anti social behaviour, illegal practices or unreasonable behaviour the owners reserve the right to enter the property and terminate the contract with immediate effect. No monies paid will be refunded if a booking is terminated for breach of these terms.
